A. So wealthy he doesn't need to check his listings.
B. So broke he cannot afford the gas to check his listings.
C. Thinks it is still the year 2004 and houses are selling regardless of his effort.
D. Just doesn't give a rat's ass anymore...a cracked sign is better than no sign.

I'm going w/ "B" but with the condition I can later change my answer to... E (has SO MANY listings... it's virtually impossible to stay on top of?)
Right now this is... the Attrition Game where sales people play "Last Man Standing" hoping that "the other guy" doesn't have the resources to "stay in the game". At this point the Sr. Broker will have no other option but to "divvy up" the listings and not send that last commission check to a realtor that brought the ball down to the 1 Yard Line!
Like survivors in a lifeboat they are sizing one another up to see if the other has the strength to fight for that last glass of water. Up until now it's been fairly civil, by spring of '08 it will not.

I shall guess D with a smattering of B, and two corollaries:
1.) DinOr is correct insofar as the guy probably has too many listings to stay on top of them all.
2.) Mr. Homebedtor has been AWOL for quite some time, and probably has not noticed the sign's state of disrepair. (Note the colour of the lawn.)

BTW most realtors historically are retired housewives OR housewives (can a housewife retire?) anwyway...its going back to this situation.
The guys quiting thier engineering J.O.B. to become realtors have probably already been chased out just since january 07.
